
The Village of Peck is excited to announce the award of $791,780 from the Michigan State Housing Development Authority (MSHDA) through the MI Neighborhood Homeowner Rehab Grant program.
These funds will help improve the safety, accessibility, energy efficiency, and structural integrity of homes within the village limits. A total of $671,000 will be dedicated directly to home rehabilitation costs, with $30,000 allocated for staff wages and benefits over the two- year grant period. The remaining funds were used to hire a third-party administrator to ensure efficient and effective project management.
Eligible households must have a gross income at or below 80% of the Area Median Income (AMI) for the Village of Peck, adjusted by household size. All sources of income for household members aged 18 and older (excluding full-time students) must be disclosed. Income limits are based on HUD/MSHDA AMI limits and will be updated annually.
To qualify, properties must: be owner-occupied and serve as the homeowner’s primary residence; be a single-family residential structure, permanently affixed to a foundation; have active utility services; and cannot be subject to foreclosure, condemnation, or unresolved code enforcement actions. Grant funds must address health, safety, accessibility, energy efficiency, or the structural integrity of the home.
Eligible repairs and improvements may include: accessibility upgrades such as ramps, barrier-free showers, and widened doorways; energy efficiency improvements like roof and insulation work, furnace upgrades, and electrical updates; health and safety/code compliance repairs, such as plumbing, lead/asbestos remediation, and structural repairs; and exterior improvements like siding, porches, and gutters that contribute to neighborhood stability.
All work must be approved in advance. Activities not explicitly listed may require additional review and approval. The program does not support cosmetic or luxury improvements, new construction, rental properties, multi-unit buildings, work completed prior to program approval, or stand-alone landscaping not directly tied to an eligible repair.
The Village of Peck anticipates accepting applications in mid-May for projects.
